The M2 New Product Introduction (NPI) facility was a highly complex project, with significant design, logistical, and quality requirements, delivered within a live and highly regulated GMP environment. The project also required extensive stakeholder engagement and coordination.

Wade was appointed as construction management partner from completion of concept design through to project handover. Working closely with the client during the pre-construction phase, Wade helped establish the most effective delivery strategy, supporting key decisions and setting clear standards for governance, safety, quality, and collaboration. These standards, drawn from Wade’s internal systems and wider industry best practice, provided the client with a robust delivery framework that has since been adopted across their global capital project portfolio.

The project was delivered using an Integrated Project Delivery (IPD) model, with Wade collaborating closely with a selected supply chain of nine key partners throughout the scheme and detailed design stages. This early engagement enabled more accurate cost and programme development, significantly de risking the project during its critical early phases.

Construction combined a traditional steel frame with prefabricated modules, which were lifted into place, pre-fitted with primary mechanical plant, and elements of mechanical and electrical containment. This hybrid approach delivered an estimated six-week programme saving compared with traditional construction methods, without compromising quality or compliance.

The internal fit-out comprised approximately 70% cleanroom space, with the remaining areas allocated to plant and black spaces, changing facilities, and reception. The facility was completed to the highest standards of finish and GMP compliance.

The project was delivered collaboratively, achieving over 800,000 hours without a lost time incident. Acting as Principal Contractor on behalf of the client, Wade managed and coordinated all works, including safety and quality management. The M2 project has been recognised by the client as a benchmark for future delivery and has been described as “the gold standard for construction delivery.”
